Can I really use my super to buy an investment property?
Yes. Through a structure called a Limited Recourse Borrowing Arrangement (LRBA), your SMSF can borrow money to purchase residential or commercial property. The property is held in a separate trust until the loan is repaid, which protects the rest of your fund's assets. It's a legitimate, ATO-compliant strategy that thousands of Australians use to build wealth inside their super.
Will an SMSF loan affect my personal borrowing capacity?
No. An SMSF loan is structured inside your fund, not against your personal name. That means it doesn't appear on your personal credit file and doesn't reduce what you can borrow in your own name. You can hold property inside your SMSF and still borrow separately as an individual.
Why won't my bank do this loan?
The major banks (CBA, Westpac, NAB, and ANZ) have all exited SMSF lending for residential property. It's not that you don't qualify; it's that they no longer offer the product. Specialist and non-bank lenders like Pepper Money, AMP, and Thinktank still actively fund SMSF loans, and that's exactly who we work with.
