Can I really use my super to buy an investment property?

Yes. Through a structure called a Limited Recourse Borrowing Arrangement (LRBA), your SMSF can borrow money to purchase residential or commercial property. The property is held in a separate trust until the loan is repaid, which protects the rest of your fund's assets. It's a legitimate, ATO-compliant strategy that thousands of Australians use to build wealth inside their super.

Can I still borrow in my own name after taking out an SMSF loan?

In many cases, yes. Because an SMSF loan is structured as a Limited Recourse Borrowing Arrangement (LRBA), the debt sits inside your fund rather than against you personally. However, it's not a universal rule. Some lenders may take your SMSF loan into account when assessing your personal borrowing capacity — particularly if a personal guarantee is in place, or if your fund relies on member contributions to service the loan. The real-world impact depends on your fund structure, your contribution levels, and which lender you're applying to. We always recommend getting advice from a qualified financial planner before proceeding, so you understand how your SMSF loan strategy interacts with your broader personal lending position.

Why won't my bank do this loan?

The major banks (CBA, Westpac, NAB, and ANZ) have all exited SMSF lending for residential property. It's not that you don't qualify; it's that they no longer offer the product. Specialist and non-bank lenders like Pepper Money, AMP, and Thinktank still actively fund SMSF loans, and that's exactly who we work with.

Is SMSF property investing risky?

Like any investment strategy, it comes with considerations worth understanding. The key is structuring it correctly from the start. SMSF loans must use a compliant LRBA structure, and the property must meet the fund's investment strategy. When set up properly with the right advice, it's a well-established and ATO-approved way to build wealth inside your super.
